If you’re about to sell your property, then you’ll need to get a Home Report.
If you’re a buyer then you may well want to consider an independent assessment of the property you are thinking of buying. This could give you peace of mind or alert you to some issue not previously reported on.
A Mortgage Valuation report, or Scheme 1, is a basic inspection normally instructed by a lending institution. This is not a detailed survey and only visible defects that have a material effect on value are reported. The sole aim of this restricted inspection is to provide an opinion of market value of the property and advise whether the property is suitable to lend on.
If you’re about to buy a property, then you might want to think about getting your own survey carried out. A Homebuyers Report and Valuation, or Scheme 2 report, may be what you need. This is a detailed inspection focusing on significant defects and includes an independent valuation. This inspection is more detailed than a Home Report and is specific to you, the client.
